1. Introduction

These Terms & Conditions govern the rental of properties and related services provided by Quattro Properties ("we", "our", or "us"). By making a booking, signing a lease agreement, or occupying any property managed by us, you agree to comply with these terms.

2. Booking and Rental Agreements

All bookings and rental arrangements are subject to availability and acceptance by us. A separate rental or lease agreement may be required and will form part of these terms.

3. Rental Payments

Rental payments must be made according to the payment schedule specified in the rental agreement or booking confirmation. Failure to make payments on time may result in penalties, cancellation of the booking, or termination of the rental agreement.

4. Security Deposit

A security deposit may be required before occupancy. The deposit is held as security against unpaid rent, damages, excessive cleaning costs, lost keys, or any breach of these terms.

5. Deposit Refund Policy

Provided that all rental obligations have been met and no deductions are required, the security deposit will be refunded within [X] business days after the end of the rental period. Any deductions will be communicated to the tenant together with supporting information where applicable.

6. Cancellation Policy

Cancellation requests must be submitted in writing.

  • Cancellations made more than [X] days before the rental start date may qualify for a full or partial refund.
  • Cancellations made within [X] days of the rental start date may result in partial or full forfeiture of amounts paid.
  • Any applicable refund will be processed within a reasonable period after approval.

7. Early Termination or Early Exit

If a tenant vacates the property before the end of the agreed rental term, they may remain liable for outstanding rent, fees, or other charges as specified in the rental agreement and applicable law.

8. Tenant Responsibilities

Tenants agree to:

  • Maintain the property in a clean and reasonable condition.
  • Comply with all applicable laws and community rules.
  • Avoid causing damage to the property.
  • Report maintenance issues promptly.
  • Ensure that guests comply with these terms.

9. Property Condition and Damages

The tenant is responsible for any damage caused by themselves, occupants, or guests during the rental period, excluding reasonable wear and tear.

10. Right of Access

We reserve the right to access the property for inspections, maintenance, repairs, or emergencies, subject to applicable legal notice requirements.

11. Limitation of Liability

To the maximum extent permitted by law, we shall not be liable for any indirect, incidental, or consequential damages arising from the use or occupancy of the property.

12. Compliance with Laws

All rentals and occupancy arrangements are subject to applicable local, provincial, and national laws and regulations.
